buyer seeking lower monthly ....have proposal requiring that several things happen simultaneously: 1. sales price increases $1500~ 2. seller contribution increases $1300~ 3. interest rises to accommodate borrower paid monthly MI, no up front............removing the $142/month MI for FHA lowers monthly payment by $92.

Down payment rises from $4725 to $6825 -- $2100 more,savings is continous $1150/year
